In June, 859 homes were sold in Jefferson County. That’s exactly the same number of homes sold in May. Back to back 859s—pretty good, but honestly I had hoped for more.
Home sales in Louisville are certainly up from last year’s dismal performance, but there’s still room for improvement.
Let’s look at this another way. Through the halfway mark of 2012, there have have been 4,150 homes sold in Louisville. For comparison, at the same mark in 2011 there were only 3,607 houses sold. We’re up 15% compared to a year ago!

The percentages show how much of the year’s total sales were done during the first half of the calendar year. If you average those, it turns out to be precisely 50%.
Using 50% for the half of 2012, we can reasonably expect our yearly total to reach 8,300. If that comes to fruition (and with projections you never really know) it will be our best year since 2007! And, a very positive step in the right direction.
One last thought: The extreme temperatures of the past month have kept a portion of house hunters indoors. If it cools off a bit for the remainder of the Summer, I would expect an improvement over the trend as buyers scramble to purchase a new Louisville home before school starts.
