Jefferson County Housing Market Report

Talk about a close race! Home sales in Jefferson County were almost a dead heat. Last year during February, there were 734 properties sold. This year, that number inches higher to 736. Not bad, not good really. Since last September, home sales have almost mirrored the previous year.
After a drastic drop in January, February improved a bit. The median home price that sold during the month was $182,250 up from $175,450 last February.
I expect to see further growth as the weather warms, but not across all the price tiers. There’s a very strong emphasis on the lower end of the Louisville real estate market.
Louisville MLS Areas with Monthly Reports

Not the best month for Area 2 with prices floundering. Things will need to improve in the near-term otherwise our trend-line will start moving lower.

We flip the script in Area 3. Home sale prices are absolutely no problem even at this higher price point but sales continue to lag for the second month in a row.

Look at those home sales! Lower-priced homes are in great demand and that’s what Area 6 has. Prices are lower here in the off-season but I fully expect that to change as we head into Spring.

Area 7 is looking better and better. After a down month in January, February bounces back with a “win” over the previous year. This while home sale prices are moving up.

Stronger January then February gives it back. Prices drop as they should have been doing all Winter. Very strange!

Home sales came up a bit short of the previous year for the month of February. Prices improve slightly but still have some work to do.

The median home price fell so sharply for this area in February, I had to recreate my chart’s vertical axis. This up and down is pretty extreme but remember the much lower sample size for both of these Oldham County MLS areas.

Here we see a much better picture. Sales increasing and the trend-line pointing higher.
