Home Sales Vault Higher in January, Inventory Still Low

You have to go all the way back to 2004 to find a month where home sales beat the January we just had.

Wow. I thought sales might be improving but I didn’t see that coming this January. Home sales vault higher than most expected.

There were 636 properties sold in Jefferson County for the month of January. Which is a 17.8% improvement over last year! Big time.

Area 8, which is comprised of Middletown, Hurstbourne, Douglass Hills and part of Anchorage saw big gains in home sale activity which greatly helped the overall total, especially given that it’s also the largest MLS area.

Now looking at inventory, the picture isn’t quite as rosy. At this point last year, there were 3,679 active listings in Jefferson County. For January 2015, we only see 3517 for a drop of 4.4%.

This clearly shows that it’s a seller’s market with buyers left to fight over limited home buying options, at least at this point in the year.

But as far as sales go, we’re off to a great start for the year. Values have some catching up to do and the recent snowstorm isn’t helping anyone but there should be some conservative optimism about Louisville’s real estate market in 2015.

It’ll certainly be interesting to see how the next year opens, as Winter predictions call for a less bitter cold than last year.

Compared to 2013-14, which was one of the coldest winters in recent memory in the Upper Midwest, this winter the chill looks to be more focused on the East Coast and Gulf Coast, according to the winter forecast prepared by WSI, which along with The Weather Channel is part of The Weather Company.
