January 2020 Louisville Real Estate Report

Our charts are divided into our Greater Louisville Association of Realtors (GLAR) MLS areas. Click the map to enlarge and see where your Louisville home is located.

Welcome to 2020! This is our first Louisville real estate report of the year. Jump right in and don’t look back. If I can help you with any of your real estate needs, please contact me.

We will be following the same routine that I began back in 2007. This means that for the following MLS areas, we’ll update the data every month:

The remaining MLS areas we’ll update each quarter. The links to our completely free Housing Reports can be found in the header on every page. It’s my goal to make sure that Louisville Homes Blog is the leading real estate blog in the city. And I believe that we have achieved that goal!

Jefferson County Housing Market Report

Looking at our charts for January, our sales activity looks to be right on pace with the previous year. This year for the month 661 homes were sold compared to 671 for 2019. That’s a very slight 1.49% decline.

But the picture changes drastically when we see the prices. Wow! The median home sales price last January was $175,000. This year it’s even lower at just $173,000 which is never a good sign for the market.

Still, that’s just a single data point. Plus, the trend-line has shown some dramatic growth for the past few years.

Louisville MLS Areas with Monthly Reports

Not the best month for Area 2 in terms of performance but not terrible either. Both metrics are lower as you’d expect in the off-season.

Area 3 performed much better on prices at a time when home sale prices are generally lower. Home sales did disappoint for the month of January.

Fairly good numbers here in Area 6 with sales being an exact match for the previous year. Prices hold steady.

Home sale prices also hold steady here in our Jeffersontown MLS area while sales activity drops to its lowest point in years.

For some reason, Middletown didn’t get the memo. While all the other parts of our monthly research saw declines in January, Area 8 flipped the script and went the other way.

The median sales price was the lowest for several years. It will be interesting to see if that keeps up in February. The number of homes sold did beat out the previous year.

Fairly predictable results for our North Oldham region with prices a bit higher than expected.

Sales activity dwindled in January to under 20 units. Prices are moving higher, which is a good sign.
