Half the year is now complete and I’ve updated the best Louisville real estate report in the city. We’re now through June 2019 for every MLS area within Jefferson County and the surrounding counties as well. You can’t get this kind of analysis anywhere else. I’ve been publishing this free of charge since 2006. All I ask is that when you need a local expert, you’ll consider giving me a chance to earn your business.

Jefferson County Housing Market Report

Home sales continue to trail the previous year but not by very much. There were 1,221 properties sold in Jefferson County during June 2018. This year that number is 1,161. This amounts to a 4.9 percent decline.

The good news is that prices have simply taken off! The median home sale price last year was $192,000. This June we skyrocket to $205,000. That’s a whopping 12.2 percent gain. Comparing the trend line should give us a more worthwhile value. When we do this we see that Louisville real estate has appreciated about 6.6 percent over that past 12 months. Now, this is a very general number but it’s also far higher than our typical 4 percent annual gains. It’s a great time to be a homeowner!

Louisville MLS Areas with Monthly Reports

The same story taking place here in Area 2 with prices jumping and sales lagging a bit behind the previous year. Overall, still good numbers.

Again, we see the same situation in our St. Matthews area with prices not trending quite so high.

Home sales actually surpassed the previous year in June for Louisville MLS Area 6. And that trend line is looking quite steep. Obviously, there is a great demand for homes in this lower price tier.

Home prices have leveled off for most of the past year after 2-3 years of solid growth. Even still, these are very healthy sales totals.

Just missed matching last year’s total of homes sold here in Area 8. Prices are all over the board. Did not expect to see June prices decline like they did. Something to keep an eye on.

Overall improving sale prices here in our Prospect MLS area. Home sales just shy of last year’s total.

Home prices still remain largely flat as most buyers prefer to stay as close to $300k as possible. Sales are higher in June than May but still short of the previous year.

Some small improvement in prices but not nearly what this area needs. After a very strong May, June sales totals dropped.
