Are you ready for some good news? I bet you are! Well, after three straight months of lower home sales in Louisville, June bounces back in a strong way. Home sales actually surpassed last June’s number. (More on that below.) There continue to be several significant problems in the world of real estate but also a couple of reasons for optimism. Let’s dig into our June 2020 Louisville real estate report.

As we do every quarter, all of our MLS areas are fully-updated. This includes all of Jefferson County, and the four surrounding counties: Oldham, Shelby, Spencer, and Bullitt. Read on to learn more about how your home’s area performed.

Jefferson County Housing Market Report

When we take all of Jefferson County home sales together, we see a fairly positive picture. Not great, mind you, but solid. Home sales actually surpassed the previous year for the first time since February, which was just two properties higher.

Home sales were at or above last year’s mark in almost all of the monthly MLS areas, except for Area 3. For the month of June, we saw a 3.4% increase in home sales in Jefferson County. That translates into 1,249 sales compared to 1,208. Not bad!

Prices dipped a bit from last month but not that far. The median home sale price for the month was $209,900. For the month of June 2019, that number was $201,588. That’s good for a 4.1% increase.

Now let’s look at how each of our monthly MLS area performed.

Louisville MLS Areas with Monthly Reports

After a disappointing May, home sales in June jumped higher! Prices didn’t move as high as we typically see them during the “selling season” but the value was fine.

Here in Area 3, we didn’t see the same kind of increase but at least prices are climbing as expected.

Area 6 mimics Are 2 with increased sales but dipping prices. For the year totals have been admirable when you remove what happened during May.

Here we see some respectable results for our Jeffersontown MLS area with prices rising and sales just missing last year’s mark.

Middletown and its surrounding parts saw a terrific performance for the month of June with both metrics.

Finally, home prices are moving to where they should be in Area 9. This while sales were better than at any point back to July 2019.

We see some much-improved numbers are on display in North Oldham with its median home sale value of $403,475 being an all-time high. Sales were far higher than last month just missing the last June’s number.

Things are even better south of I-71 with the median price of $359,250 also being an all-time high and sales besting the previous year.
