Welcome to our Louisville Home Sales Charts through August 2015. It appears that sales are finally starting to slow. But prices in many areas grew by a good percentage.
This is the time of the year where things do slow down since school has started and many have focused their attention on other matters. But for the year, most areas are ahead of 2014 in total homes sold. 2015 promises to be an overall banner year for Louisville real estate.
Louisville Home Sales Charts (period ending August 2015)
Neighborhoods: Butchertown, Highlands, Germantown, Seneca Gardens & others.
Home sales dipped in our Highlands real estate area but check out those price gains! Wow, that’s a big jump. The $203,000 median home sales price is the highest on record.
Neighborhoods: Clifton, Crescent Hill, St. Matthews, Indian Hills & others.
Over in our St. Matthews region, sales continue to move at a steady and record pace. The home sale prices dipped below the trend-line after 3 months of moving higher.
Neighborhoods: Buechel, Okolona, Highview, Fern Creek & others.
Home sales in our Okolona MLS area exactly matched August 2014. This while prices moved higher, showing positive growth for this part of Louisville real estate.
Neighborhoods: Jeffersontown, Hikes Point, Glenmary, Stone Lakes & others.
Not since November 2014 has our Jeffersontown area not sold more properties than the previous year. Can you say, Hot!” Home sale prices in this area are also moving up. The limited number of homes available for sale is certainly affecting home prices.
Neighborhoods: Anchorage, Lake Forest, Douglass Hills, Middletown & others.
After a very strong run-up of home prices in our Middletown real estate area, adjustments are now being made. Home sales in Area 8 continue to impress.
Neighborhoods: Prospect, Glenview, Lyndon, Springhurst & others.
August was a strong month for our Prospect real estate region. Looking at this chart we can see home values are on the upswing with sales activity just shy of last year’s August number.
Neighborhoods: Glen Oaks, Hillcrest, Poplar Woods, L’Esprit & others.
Home sales in both of our Oldham County MLS areas are down from the previous year. To balance this, home prices are up and bring the trend-line with them.
Neighborhoods: Briar Hill, Brentwood, Summerfield, Kentucky Acres & others.
South Oldham real estate was about the same as North Oldham real estate for the month of August. Prices higher but sales lagging behind the previous year.
