After seeing some refreshing improvement in July, August lapsed back into the standard pattern for 2011, simply trailing the previous year. The amazing part is that while portions of the city are dropping, others are realizing wonderful improvement. See what I mean by checking out these monthly housing reports for specific MLS areas in Jefferson County and Oldham County in Louisville, KY.

Monthly Reports: Period Ending August 2011
Home values could still see some improvement but have been great for their third straight month. If the rest of the city could follow Area 2’s lead, we would all be better off.
Area 3 is another superstar in Louisville’s real estate. Third straight win over the previous year and values are way up over this time last year.
Even Area 6 had a great month, which hasn’t happened all too often. Sales were higher in August after a horrendous June and so-so July. Home values have even started to improve the trend-line.
Home values continue their slide in Area 7 but at least activity has picked up. For the first time since February, August beat the previous year’s sales.
Area 8 finally had a winning month in home sales, as prices continue to bounce all over the place.
The only area in our monthly group that didn’t beat the previous year was Area 9. But that’s OK because it was only a few homes behind and the track record for this area has been better than most other parts of this city. Home values continue to improve as well.
Another good month for Area 20 as Oldham County appears to take its share of the population from Jefferson. Home prices found a big market correction, landing spot-on the trendline.
Solid month for Area 21 as sales increased well and values maintain an upward climb.
