While we still have some ground to make up, after a mildly successful July there’s still a chance that 2011 can catch 2010. There are not enough positive factors to indicate a real estate turnaround but we need to appreciate good news when it arrives.

Monthly Reports: Period Ending July 2011
Two positive months in a row. Very nice Area 2, way to go! Home prices, while still under the trend line are higher than this time last year.
Area 3 is still a star performer in Jefferson County. Not only are home prices continuing to improve, home sales beat the previous year for the second straight month.
After a horrendous June, July was able to bounce back and almost tie last year’s July in number of real estate transactions. Home prices in Area 6 are up for the second straight month, which for the first time in a year brought the trend-line higher.
Just a so-so month for Area 7 as sales still lag behind the previous year. Home prices did rebound but there’s still a lot of work to be done before home values see the highs of 2008.
Fairly good month for Area 8 with home sales just shy of last year’s mark and property values moving upward. Not sure if February was an anomoly or what, but overall home prices are up over this time last year.
Big month for Area 9 as one of the few MLS areas to beat the previous year. Home prices continue upward and look good going forward. How long can this last?
Oldham County is hitting home run after home run. A huge jump in home values for July 2011! This while sales were higher, which is usually not the case.
Area 21 didn’t have the same success in volume but did follow Area 20’s lead in improving home values for July. Real estate is sunny in Oldham County.
