Welcome to Louisville real estate reports for August 2014!
Most areas performed as expected in this months survey. The only real surprise was how well home values in Area 7 performed during August. Outstanding!
Both Oldham County regions beat last year’s sales numbers while none of the Jefferson County MLS areas did. As we leave the selling season and head into Fall, prices of homes sold typically start to decline.
Louisville Real Estate Reports (period ending August 2014)
Not the best, but not the worst month either for Area 2 which saw the number of homes sold in August match July. Home values are also slightly dipping.
Not quite as strong as last month, August saw a reasonable drop in sales activity for St. Matthews and Area 3. Home prices are improving nicely.
Area 6 had no chance of matching last year’s incredible August but it did have more sales in August than it did in July which typically isn’t the case. Home prices are starting to dip as we leave the selling season.
Probably the best performing area in this survey outside of North Oldham was Area 7 where values shot up for August. This while home sales just missed besting last year.
Solid month for both metrics in this part of Louisville. Sales just missed last year’s numbers and values slipped a bit from last month.
Fairly strong August for Area 9 but it couldn’t match last year’s August in sales. Home prices are steadily moving higher bolstering the trend-line.
Similar to South Oldham, North had a strong month for home sales during August. Also, home values here appear to be improving a bit, though not as much as one would like.
Both Oldham County regions performed better this August than last for the number of properties sold. Values were decent but are likely on their way lower.
