Most Louisville MLS areas performed well in this report, with a few “dogs” in the mix as well. Everyone can’t win, apparently.
Area of the month had to be Area 3 comprised of the Clifton, Crescent Hill, St. Matthews areas of Louisville. Check out their chart!

Louisville Real Estate Reports (period ending December 2013)
Home sales were better than expected in Area 2, after a disappointing November. Home values were also under the trend, even if better than the previous month.
Astounding December for this area as properties were flying off the shelves. Did you buy a home for Christmas? Home prices are also moving higher at a very high rate. Very good!
Strong month for home sales, while the prices of those homes that sold weren’t so great, as they fell under the trendline. Let’s see if Area 6 can continue the overall movement in home values during 2014.
Positive December for Area 7 as well as both metrics performed well. Not much else to say except, “Keep it up!”
Louisville real estate sales in Area 8 were quite strong but prices have been down dramatically for the second straight month.
Like Area 7, Area 9 did quite well in both home sales and home value appreciation for the month of December. Steady improvement is nice.
Disappointing month yet again for this area as values remain flat and home sales for the 4th month of the year failed to surpass the previous year.
Sales are better in this portion of Oldham County but prices continue to slide. Whether this is due to lower priced new construction or dropping values is tough to tell but it’s likely some of both.
