Welcome to Louisville real estate reports for October 2014!
In a surprising turn of events, Louisville home sales actually rose in October. Not every MLS area, mind you, but many and the overall total number of homes sold in Jefferson County for the month increased.

Louisville Real Estate Reports (period ending October 2014)
Sale prices declined a bit faster in Area 2 but look at those sales! Going back, more homes were sold in October than in September, August or July! That’s quite strange, to be honest.
Great month for this area as both metrics moved higher. Sales were about even with September but beat the previous year which is really the measuring stick. Home values are a big surprise here but a pleasant one for sure.
Very strong month for Area 6 as well but home sales not only beating last October but even beating September 2014. Home prices are also moving higher which is very good to see.
After a strange September, home sales in this area were more on par with what we would expect–still strong but down from a year ago. Vales remain quite flat and are likely to move lower as we head into the Winter months.
October was good for Area 8 with home sales performing quite well, beating last October and even last month. Values inched higher for a second straight month.
More in line with what we’ve expected to see during October, Area 9 saw values lower and sales fall behind the previous year in a predictable fashion.
Good but not a great month for Oldham County real estate north of I71 where values are just above the trend-line and home sales just shy of last year’s mark.
A wonderful month for home sales! Terrible month for home prices which kind of go hand-in-hand but not always.
