Louisville Real Estate Update: April 2017

April was a down month for most of our monthly MLS areas, in terms of sales activity. For several of them, they couldn’t beat March’s totals. Lots of rain was certainly a factor. What’s the saying, “April showers bring May flowers”? Hopefully, it will also bring May sellers!

Our strongest performer in terms of home sales for the month was Area 6, which contains these neighborhoods:

  • Okolona
  • Newburg
  • Highview
  • Fern Creek
  • Buechel
  • Cooper Farms

Prices rebounded in almost all of our areas surveyed except MLS Areas 7 & 8 which still maintain a strong trend-line.

About par for the course here in MLS Area 2 that reflects what happened, for the most part, in the city of Louisville as a whole. Higher prices combined with fewer sales.

Area 6 outperformed other areas in our city during April with increased sales at the same time prices were moving higher. Strong month here.

Here we see Area 7 had the reduced sales similar to other areas but without the increase in selling prices. Still… that trend-line has been pretty steep of late.

Didn’t expect prices to fall that much. Poor performance here in Area 8 while most of Louisville is seeing prices move much higher.

Prices rebounded a bit but will move higher in coming months to be sure. Sales tapered for the month of April.

Finally a big push in Oldham County home prices but at the expense of sales activity which was quite low for the month.

Big month for prices here in MLS Area 21. Also, sales came close to matching the previous year.

Louisville Real Estate Update charts for Jefferson County KY MLS area 30 for the 12 month period ending April 2017

Bit of a down month for April as sales couldn’t compete with the March, much less last April. Prices did rebound for the most part across the city, as we would expect heading into Spring.

Look for prices to continue to move higher in May and, hopefully, a good number of new listings which is what we desperately need.
