Welcome to our first Louisville real estate update of the new year. The numbers for January are in and we’ve completed all of our charts for monthly MLS areas.

These charts are great because they tell you at a glance how each area is performing. We look at home sale prices for the previous 12 months, as well as, chart a trend-line. Then we look at homes sold. These units include all Louisville residential property for the area. So condominiums and single-family homes are considered. We do not look at multi-family properties here.
Even though housing inventory in Louisville remains incredibly low, sales continue to move right along. We see solid numbers across the county. Some areas are up, while others are down. But Jefferson County as a whole was practically a mirror image of last year.

Prices dropped a bit but that’s to be expected. Seasonality does play a role in home sale prices. Also, this is the second straight month for Area 2 sales to surpass the previous year.
January was an incredible month for our Clifton, Crescent Hill & St. Matthews MLS area! Both metrics were up, especially sales price. It’s threatening to jump off the page. This is the top performing area in this month’s Louisville Real Estate Update.
Sales dropped a bit in Area 6 for January. Prices keep bouncing up then down but for the year the trend is extremely positive.
A decent month for home sales in Jeffersontown even with the higher than expected prices.
After a stellar December, January came back to Earth in this MLS area. Prices also finally dipped below the trend-line.
Prices are extremely flat in Area 9. Higher priced homes are not nearly in demand currently, even though there are still some solid sale numbers.
Strong month for home sales in both North and South Oldham areas. Prices dipped just a bit in January.
Prices rebounded from a low in December to move above the trend-line while sales surpassed last January’s number.

All Jefferson County
For the month, home sales just barely missed matching the previous year. For January 2017, there were 679 homes sold. This year, 675 properties exchanged hands for a -0.59% decline. This is basically negligible.
After November and December saw prices maintain, we see the median home sale price in January drop to $160,000. This is the same value one year previously. The trend is moving higher though, which should give homeowner’s better-than-average appreciation again in 2018.
