Louisville Real Estate Update: June 2017

Now we’re down, just a bit, from a very strong May. Some areas did well while, you guessed it, others did not.

We have charts for each of the GLAR MLS areas. Some are monthly, the rest quarterly. Click the map to enlarge and see where your home is located.

The MLS areas that performed best in June were Areas 8 and 9. The higher priced homes in Louisville’s east end were flying off the shelves to start the summer selling season.

After a strong May, Area 2 didn’t do well at all. And neither did area 7. Well, we can’t break records every month.

Some of the MLS areas that we cover quarterly (scroll to the bottom), did better than expected and really helped to bring up the entire county’s numbers.

If you are a homeowner thinking about selling, I’m offering some strong incentives if you act quickly.

Area 2 didn’t do so hot in June. Prices came back down and home sales really trailed off. Didn’t even come close to matching May.

A little better here, even though sales are behind 2016 but at least they are moving higher. Check out that price trend!

Area 6 performed similarly to Area 3. It really seems like May took some of June’s business across our city.

Giant median sales price for June here in Area 7. But, sales can’t compete with last year… not even close.

Now we’re talking… MLS Area 8 had a strong June in both metrics. Looking at the trend-line, overall price gains have been far less than the city’s average.

Great month for sales here, almost reaching 200 units! Prices dipped slightly but I expect July will correct that.

Not a bad or good month really for Area 20. Sales are disappointing but not overly so. Prices rebounded a bit.

A little better here, south if I71. But clearly, Oldham County real estate is not living up to it’s potential. There’s great opportunity here for a new, residential housing development, in my opinion.

June came very close to matching last year’s mark. For the year, 2017 is neck and neck with record-breaking 2016. But the real story is home prices! With sellers in control, prices are moving higher at break-neck speed.

It’s certainly a great time to be a Louisville homeowner.
