Last month was down but May was definitely right back up! Both home sales and home sale prices were higher than last year, which was a record-breaking year.
When evaluating this Louisville real estate update, one month’s loss is another month’s gain. Makes sense to me.

Our strongest performer in terms of home sales for the month was Area 2 (with Area 9 a close second), which contains these neighborhoods:
- Butchertown
- Germantown
- Highlands
Home sales values were at, or above, our 12-month trend-line in all of these monthly reports as you would expect for May. This month marks the start of the “selling season” and the prelude to June.
It will be difficult to match overall sales numbers for 2017 coming off such a strong year in 2016 but prices continue to steadily move higher.

Great month for Louisville home sales in Butchertown, Germantown and the Highlands. Both metrics beat the previous year and the new median sales price is pulling the trend higher.
Here we don’t see much improvement but things are holding steady and sales picked up a bit, just not enough to beat last year.
Another strong month for our MLS #6 area which contains real estate due south of downtown with neighborhoods like Highview, Buechel, Okolona and Fern Creek. Check out that median sales price for May 2017!
Home sale prices rebound but sales still lag behind last year, though not to the same degree as April. It may just be the case of Area 7 not being able to match last year’s amazing performance.
Much better sales coming out of Middletown, Douglass Hills and other neighborhoods in Area 8. Prices aren’t moving higher as quickly as other parts of Louisville but they were already in a higher tier.
May was a very strong month for real estate activity in Louisville’s Prospect, Anchorage and other Area 9 neighborhoods. Both prices and sales were up!
Area 20 definitely enjoyed a better performance than April with home sales but at the cost of lower prices.
Home sales are still trailing the 2016 marks all year but at least home sale prices have picked up over the last four months.

- Area 5: Auburndale, Fairdale, Iroquois Park, Shively Homes
- Area 11: Bullitt County Homes
- Area 19: Spencer County Homes
- Area 30: Shelby County Homes
All Jefferson County
Big jump in sale prices for all of Louisville in May. This while May picked up the sales slack from April. Still trailing over-all units but doing quite well considering the low housing inventory numbers.
