Out of the gates and it’s 2013 grabs the early lead!

It turns out our predictions proved true—2012 was a solid year for Louisville real estate. Check the 2012 Year in Review for more details.

Never one to dwell on the past, we’re off and running with a brand new year! So, how did January perform?

Here at Louisville Homes Blog, we publish housing reports for 8 areas each month; the rest are done quarterly. (You can select them from the Housing Reports drop-down menu in navigation above.)

Then, around the 15th of each month, we compare the completed month’s home sales with the preceding 5 years to get a better grasp on Jefferson County as a whole. This is the graphic you see at the top of the post.

Based on data from the Greater Louisville Association of Realtors, there were 619 homes sold during January, 2013. Here is how that compares with properties sold in January the past five years.

  • 2008: 575
  • 2009: 374
  • 2010: 490
  • 2011: 456
  • 2012: 525
  • 2013: 619

This data reflects a 17.9% improvement over the previous year and is a great start to the new year.

Most analysts expect this improving trend to continue through 2013, even as mortgage rates begin to inch higher.
