Real estate is no different.<\/p>\n\n\n\n<p>In fact, it&#8217;s <strong>more varied and diverse<\/strong> because there are a <em>larger<\/em> number of roles interacting with the buying or selling of properties.<\/p>\n\n\n\n<p>In this article, I&#8217;m going to look at the <strong>psychology of marketing real estate<\/strong> from the Listing Agent&#8217;s perspective. While in my home city&#8217;s market is tilted towards home sellers just a few short years back this wasn&#8217;t the case.<\/p>\n\n\n\n<p>And even <em>expert Realtors<\/em> can learn a thing or two when it comes to such an incredibly complex entity we call home buyers.<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\">Who: Psychology of Marketing to Humans<\/h2>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"399\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2016\/04\/retirees-1.jpg\" alt=\"Photo of a couple of retirees\" class=\"wp-image-21673\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2016\/04\/retirees-1.jpg 600w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2016\/04\/retirees-1-300x200.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><figcaption class=\"wp-element-caption\">Marketing real estate to retirees is vastly different than to other people groups. Understanding your clients is key to being successful.<\/figcaption><\/figure>\n\n\n\n<p>Let&#8217;s first speak to the idea of <strong>personas<\/strong>. <a href=\"https:\/\/en.wikipedia.org\/wiki\/Persona_(user_experience)\" target=\"_blank\" rel=\"noopener\">According to wiki<\/a>, personas came to marketing in the early 90s from a gentleman named Angus Jenkinson. The idea is simple, here it is:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>A persona is a fictional person with distinct goals and behaviors.<\/p>\n<\/blockquote>\n\n\n\n<p>There you go! Next, make sure your marketing messages <em>target<\/em> each persona appropriately.<\/p>\n\n\n\n<p>Test. Measure. Tweak. And, voila, marketing is enhanced and sales improve. I&#8217;ve created some fun names to make things more memorable.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Sample Real Estate Personas<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Frank Bailey (First Time Home Buyer)<\/li>\n\n\n\n<li>Mark and Melissa Fenton (Moving Up Families)<\/li>\n\n\n\n<li>Vincent and Bethany Lawrence (Luxury Buyers)<\/li>\n\n\n\n<li>Anabel Palmer (Business Professional)<\/li>\n\n\n\n<li>Hank and Jill Farmer (Farms and More)<\/li>\n\n\n\n<li>Lawrence and Gladys Ragsdale (Retirees)<\/li>\n<\/ul>\n\n\n\n<p>[Note: Renters might be another persona but in my market, they&#8217;re most often on their own as there is little financial&nbsp;incentive for professionals to get involved.]<\/p>\n\n\n\n<p>Of course, there can be other personas that make sense as well but these cover most of the real estate transactions professionals deal with today.<\/p>\n\n\n\n<p>Let&#8217;s take a look at each persona and see what motivations are involved.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Frank Bailey (First Time Home Buyer)<\/h3>\n\n\n\n<p>For Realtors targeting this persona, the name of the game is <strong>full service<\/strong>. Given that these clients have <em>never<\/em> purchased a home before Mr. Bailey is going to need someone to explain all the many details and <strong>walk him through every step<\/strong>.<\/p>\n\n\n\n<p>Setting expectations is especially important with this persona. No one likes surprises and no other persona is likely to be surprised <em>more often<\/em> than first-time home buyers.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Mark and Melissa Fenton (Moving Up Families)<\/h3>\n\n\n\n<p>This persona has some experience with the process of a real estate transaction. They are extremely family-focused and will place a greater emphasis on things like quality schools, larger lots, and more spacious houses.<\/p>\n\n\n\n<p>Targeting these topics with your marketing efforts will pay dividends. Communicating your expertise in these areas will further <em>enhance your reputation<\/em> to this people group.<\/p>\n\n\n\n<p>Also remember, sharing <strong>common experiences<\/strong> builds rapport. We all should know that excellent\u00a0interpersonal skills are an important asset to a successful real estate agent.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Vincent and Bethany Lawrence (Luxury Buyers)<\/h3>\n\n\n\n<p>The Lawrence persona has achieved some level of success in this world. Building up wealth isn&#8217;t easy and now they&#8217;re ready to enjoy the results of their labor.<\/p>\n\n\n\n<p>When Realtors target this persona, marketing your own professional success <em>resonates<\/em> with the client. Setting yourself apart from the crowd and <strong>highlighting your expertise<\/strong> in catering to the high-end of the market should be your goal.<\/p>\n\n\n\n<p>This real estate client will likely\u00a0be the most challenging of all. Expect challenges both in the home search process and with the client\/agent relationship <em>during<\/em> the transaction. The good news is that compensation for these transactions is generally worth the additional trouble.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Anabel Palmer (Business Professional)<\/h3>\n\n\n<div class=\"wp-block-image size-full wp-image-1026\">\n<figure class=\"alignright\"><img decoding=\"async\" src=\"http:\/\/www.trepryor.com\/blog\/wp-content\/uploads\/2016\/04\/young_professionals.jpg\" alt=\"Photo of some young professionals\" class=\"wp-image-1026\"\/><figcaption class=\"wp-element-caption\">The Psychology of Marketing Real Estate understands that young professionals, like Anabel Palmer here, respond differently to various triggers.<\/figcaption><\/figure>\n<\/div>\n\n\n<p>Anabel is a mover and a shaker. Buying a home is just <strong>another task<\/strong> that needs to be &#8220;checked off&#8221; even though it is still a very important one.<\/p>\n\n\n\n<p>Being able to save Ms. Palmer time and energy is paramount. Target properties are often located in more urban areas. Condos may be preferred to a single-family home to these busy individuals.<\/p>\n\n\n\n<p>Put yourself inside this persona and feel what her life is like, then as her real estate professional, you can anticipate her requests and have solutions <em>at the ready<\/em>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Hank and Jill Farmer (Farms and More)<\/h3>\n\n\n\n<p>This farmer family will place a <strong>premium on the land<\/strong>\u2014does it provide the necessary space and topology to accomplish their most vital\u00a0tasks? The house\u00a0often\u00a0plays second fiddle to the parcel.<\/p>\n\n\n\n<p>Again, Realtors that can share similar life experiences will always have the upper hand with any persona but it&#8217;s <em>especially<\/em> true with this one. Are&nbsp;there horses that need a barn? Other livestock? What about space for agricultural plantings?<\/p>\n\n\n\n<p>In recent years agents <em>haven&#8217;t<\/em> specialized in specific aspects of the market but farm experts may be the one persona that <strong>thrives<\/strong> with a niche specialist.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Lawrence and Gladys Ragsdale (Retirees)<\/h3>\n\n\n\n<p>The fastest-growing persona is this one, as more and more <a href=\"https:\/\/en.wikipedia.org\/wiki\/Baby_boomers\" target=\"_blank\" rel=\"noopener\">Baby Boomers<\/a> are <strong>looking to downsize<\/strong>. We&#8217;re not talking about nursing homes here, just smaller homes.<\/p>\n\n\n\n<p>Number one on the list is low maintenance. A close second is few, if any, stairs. The home&#8217;s level of finish is still very important but perhaps <em>more so<\/em> is the proximity to both amenities and family support.
