I&#8217;ve been completing this task faithfully, in one form or another, since 2008. It seemed a blur of activity. | Photo: Tre Pryor<\/figcaption><\/figure>\n\n\n\n<!--more-->\n\n\n\n<p>Let&#8217;s get right to it!<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2016 Takes Home the Trophy<\/h2>\n\n\n\n<p>Well, it&#8217;s been spied in the tea leaves for a few months now but at this point, I can safely call it&#8230; <strong>2016 the best year on record for home sales<\/strong> in Louisville, Kentucky! The record <em>had been<\/em> held by 2005, with 11,439 properties sold for the year. Through November, we currently sit at 11,138 and I don&#8217;t think there&#8217;s anything to worry about landing those final units.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"400\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2016\/12\/jeff_co_sales_02_16.gif\" alt=\"Chart of Jefferson County Home Sales from 2002 through 2016 for the months January to November.\" class=\"wp-image-10889\"\/><figcaption class=\"wp-element-caption\">It&#8217;s certainly been a <em><strong>very<\/strong><\/em> busy year for Louisville real estate sales. We&#8217;ve come a long way since 2011!<\/figcaption><\/figure>\n\n\n\n<p>As you can see, other than 2014, home sale activity has steadily increased since the housing recession. Let&#8217;s see how the home sales this year break down by price tier.<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td><strong>Price Tier<\/strong><\/td><td><strong># Sold<\/strong><\/td><\/tr><tr><td>$0-$49,999<\/td><td>701<\/td><\/tr><tr><td>$50,000-99,999<\/td><td>1672<\/td><\/tr><tr><td>$100,000-$159,999<\/td><td>3176<\/td><\/tr><tr><td>$160,000-$199,999<\/td><td>1559<\/td><\/tr><tr><td>$200,000-$249,999<\/td><td>1316<\/td><\/tr><tr><td>$250,000-$299,999<\/td><td>998<\/td><\/tr><tr><td>$300,000-$399,999<\/td><td>988<\/td><\/tr><tr><td>$400,000-$499,999<\/td><td>450<\/td><\/tr><tr><td>$500,000+<\/td><td>429<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>(Not sure why the <a href=\"http:\/\/louisvillerealtors.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">GLAR<\/a> data breaks the tiers at $140,000 and $160,000, rather than what we&#8217;d expect at $150,000&#8230; but what can you do.)<\/p>\n\n\n\n<p>63% of <em>all<\/em> home sales in 2016 were under $200,000. Jump up to $250,000 and we get to 75%! Clearly, the <em>most<\/em> activity is in the lower price ranges. Louisville greatly needs more housing inventory, especially in that $150,000-$200,000 price range where demand is super intense.<\/p>\n\n\n\n<p>Some other tidbits and then we&#8217;ll jump to specific Louisville areas.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The <em>median<\/em> home sales price in 2016 was&nbsp;<strong>$161,000<\/strong>. Last year was $151,500.<\/li>\n\n\n\n<li>The <em>average<\/em>&nbsp;home sales price in 2016 was&nbsp;<strong>$198,077<\/strong>. Last year was $189,431.<\/li>\n\n\n\n<li>Our <em>absorption rate<\/em> is down to a paltry <strong>2.79 months<\/strong>. (6 months is considered a balanced market.) Last year it was 3.99, which honestly, isn&#8217;t much better.<\/li>\n\n\n\n<li>The year-to-date <em>cumulative days on market<\/em> is&nbsp;<strong>65<\/strong>. Last year was 78.<\/li>\n<\/ul>\n\n\n\n<p>To summarize our Louisville real estate year in review for 2016, homes are <strong>selling faster<\/strong> and for <strong>more money<\/strong> even while <em>choices were fewer<\/em>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Price Changes in Different Parts of Louisville<\/h2>\n\n\n\n<p>Almost across the board, home prices are <em>up<\/em> in Louisville. November&#8217;s Louisville Real Estate Update highlighted:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>With a median home sale price for November at $165,000, this is more than 10% higher than the same month one year ago.<\/p>\n<\/blockquote>\n\n\n\n<p>But not every part of the city is experiencing the same growth.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"400\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2016\/12\/price_change_by_area.gif\" alt=\"Chart of Change in Home Sale Prices by Area for 1 Year period ending November 2016.\" class=\"wp-image-10892\"\/><figcaption class=\"wp-element-caption\">Most of the city saw between 5% and 8% increase in home sale prices which is great considering our average annual appreciation is approximately&nbsp;4%.<\/figcaption><\/figure>\n\n\n\n<p>Old Louisville is clearly the <strong>winner<\/strong> here in 2016 with an astounding <em>28.1%<\/em> increase! The 12-month trailing average is currently sitting at $45,688.<\/p>\n\n\n\n<p>This while Oldham County has been sliding lower. A portion of this phenomenon can be ascribed to more modest price points for <strong>new construction<\/strong> builds where Oldham has a greater percentage.<\/p>\n\n\n\n<p>The Downtown region\u2014MLS Area 0\u2014saw the worst of things. Keep in mind it <em>doe<\/em>s have the smallest sample size of all our areas. But it was!<\/p>\n\n\n\n<p>Maintaining our historically low-interest rates surely played a powerful part. Certain economic factors have improved as well.<\/p>\n\n\n\n<p>But I would also propose that some of this year&#8217;s potent activity arrived by way of another path. During the housing recession, people who wanted to move didn&#8217;t. They postponed their plans until circumstances were more favorable. Some portion of this year&#8217;s success was these families. How much? It&#8217;s impossible to tell.<\/p>\n\n\n\n<p>The time between moves has been steadily dropping over the decades. 2017 <em>might<\/em> also see strong home sales, as long as <strong>housing inventory<\/strong> at the very least holds steady.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Hello, my friends!
