Here, let me clarify. Metro Louisville is basically Jefferson County, which, by the way,&nbsp;holds many,&nbsp;smaller <a href=\"https:\/\/en.wikipedia.org\/wiki\/Jefferson_County,_Kentucky#Communities\" target=\"_blank\" rel=\"noopener noreferrer\">home rule cities<\/a>&nbsp;within its borders. But people here in Louisville still think of places <em>across the county line<\/em> as still part of Louisville. At least, that&#8217;s how we see things.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"570\" height=\"321\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2010\/05\/reports_area11.jpg\" alt=\"Photo of a home for the Bullitt County Housing Report page\" class=\"wp-image-9790\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2010\/05\/reports_area11.jpg 570w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2010\/05\/reports_area11-300x169.jpg 300w\" sizes=\"auto, (max-width: 570px) 100vw, 570px\" \/><figcaption class=\"wp-element-caption\">Bullitt County&#8217;s average home sale price has changed the most since 2002.<\/figcaption><\/figure>\n\n\n\n<!--more-->\n\n\n\n<p>Because that&#8217;s the way we think, it&#8217;s helpful to take a look at <em>all the counties<\/em> that surround Jefferson County when it comes to <a href=\"https:\/\/www.facebook.com\/tre.pryor.realtor\/\" target=\"_blank\" rel=\"noopener noreferrer\">Louisville real estate<\/a>. Annually, on this website we&nbsp;check and see how the year has performed and update this chart below. That way we can all get a better feel of how <strong>Louisville home values by county<\/strong>&nbsp;have changed.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"500\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/06\/louisville_home_values_coun.gif\" alt=\"Louisville County Home Values over Time chart\" class=\"wp-image-11472\"\/><figcaption class=\"wp-element-caption\">In one simple chart, we can easily see how each Louisville county has performed in the past 16 years.<\/figcaption><\/figure>\n\n\n\n<p>As you can see at the beginning of the chart, home values were moving higher, especially in Oldham County. Then values declined and remained somewhat flat until 2012. It&#8217;s at <em>this<\/em> point where average home sale prices for each county <strong>really started to move!<\/strong><\/p>\n\n\n\n<p>Here are the changes in value from 2002 to 2017.<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td>&nbsp;<\/td><td><strong>2002<\/strong><\/td><td><strong>2017<\/strong><\/td><td><strong>Change<\/strong><\/td><\/tr><tr><td><strong>Jefferson<\/strong><\/td><td>$149,553<\/td><td>$199,947<\/td><td>33.70%<\/td><\/tr><tr><td><strong>Oldham<\/strong><\/td><td>$216,197<\/td><td>$316,941<\/td><td>46.60%<\/td><\/tr><tr><td><strong>Bullitt<\/strong><\/td><td>$123,543<\/td><td>$182,383<\/td><td>47.63%<\/td><\/tr><tr><td><strong>Shelby<\/strong><\/td><td>$188,318<\/td><td>$243,463<\/td><td>29.28%<\/td><\/tr><tr><td><strong>Spencer<\/strong><\/td><td>$160,000<\/td><td>$223,654<\/td><td>39.78%<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>These are some fairly dramatic numbers, all things being equal. <a href=\"https:\/\/trepryor.com\/blog\/bullitt-county-homes-report\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/trepryor.com\/blog\/bullitt-county-homes-report\/\" rel=\"noreferrer noopener\">Bullitt County<\/a> came out on top in terms of change in prices. Whether that&#8217;s a good or bad thing, I&#8217;ll leave up to you.<\/p>\n\n\n\n<p>The annual appreciation of Louisville homes is around 4% going back decades. But the housing recession changed that when we actually had home values <em>decline<\/em> for three straight years.<\/p>\n\n\n\n<p>But the growth we&#8217;ve seen in the past three is <strong>unprecedented and dramatic<\/strong>. &nbsp;Looking at only the past year&#8217;s change from May 2016 to May 2017, here are our numbers.<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td>&nbsp;<\/td><td><strong>2016<\/strong><\/td><td><strong>2017<\/strong><\/td><td><strong>Change<\/strong><\/td><\/tr><tr><td><strong>Jefferson<\/strong><\/td><td>$186,965<\/td><td>$199,947<\/td><td>6.94%<\/td><\/tr><tr><td><strong>Oldham<\/strong><\/td><td>$286,139<\/td><td>$316,941<\/td><td>10.76%<\/td><\/tr><tr><td><strong>Bullitt<\/strong><\/td><td>$168,342<\/td><td>$182,383<\/td><td>8.34%<\/td><\/tr><tr><td><strong>Shelby<\/strong><\/td><td>$201,590<\/td><td>$243,463<\/td><td>20.77%<\/td><\/tr><tr><td><strong>Spencer<\/strong><\/td><td>$205,571<\/td><td>$223,654<\/td><td>8.80%<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>These are the <a href=\"https:\/\/trepryor.com\/blog\/louisville-ky-average-home-price\/\" data-type=\"link\" data-id=\"https:\/\/trepryor.com\/blog\/louisville-ky-average-home-price\/\">average price of homes sold<\/a>, year-to-date through May. &nbsp;Using a full 12 months of sales would get us more accurate numbers but the calculations would be far more time-consuming. (Plus the first time I did one of these used May data so I guess I&#8217;ll just keep sticking with it.)<\/p>\n\n\n\n<p>As you might expect, the bulk of properties exist in Jefferson County with smaller quantities in the other neighboring counties.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"550\" height=\"367\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/06\/homes_sold_county.gif\" alt=\"Homes Sold in May 2017 by County piechart\" class=\"wp-image-11479\"\/><figcaption class=\"wp-element-caption\">This chart will give you a better understanding of how many more homes are sold in Jefferson County than all the others.
