Very few people get as excited about this event as I do. Even though it takes place in the middle of Summer and the weather is unbearably hot I absolutely love seeing the latest and greatest in <a href=\"http:\/\/trepryor.com\/louisville\/new-construction-jefferson-county.html\" target=\"_blank\" rel=\"noopener\">Louisville&#8217;s new construction<\/a>.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"450\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_house5_greatroom.jpg\" alt=\"Photo of the great room and kitchen of House #5 The Castle by Infinity Homes. Homearama 2017\" class=\"wp-image-11603\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_house5_greatroom.jpg 600w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_house5_greatroom-300x225.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><figcaption class=\"wp-element-caption\">Homearama 2017 is a great event for anyone who loves architecture, or interior design, or just happens to be in the market for a new home. | Photo by Tre Pryor<\/figcaption><\/figure>\n\n\n\n<p>This year&#8217;s event did not disappoint.<\/p>\n\n\n\n<!--more-->\n\n\n\n<p><a href=\"https:\/\/trepryor.com\/blog\/homearama-2016-quantity-quality\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/trepryor.com\/blog\/homearama-2016-quantity-quality\/\" rel=\"noreferrer noopener\">Last year&#8217;s Homearama<\/a>, which took place in Norton Commons, had the advantage in number of homes, 24 to just 9, but <em>this<\/em> year&#8217;s homes&nbsp;were larger and were really showing off. But &#8220;Hey!&#8221; that&#8217;s why we go!<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Homearama in Poplar Woods<\/h2>\n\n\n\n<p><a href=\"http:\/\/poplar-woods-ky.com\/\" target=\"_blank\" rel=\"noopener\">Poplar Woods<\/a> is a conservation neighborhood located directly off Highway 42 in Goshen, Kentucky. From their website:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>This spectacular 203-acre development is only the third conservation development in the history of Oldham County. Part of the original Belknap property, Land O\u2019 Goshen Farm, this property had been in the Belknap family since 1917. The wooded, gently rolling property, features 93 estate size lots and over 108 acres of permanent open space. Every single lot backs up to wooded open areas, creeks or a lake.<\/p>\n<\/blockquote>\n\n\n\n<p>As of the time of this writing, there are just 15 lots available for purchase. All lots are at least half an acre with a handful just over a full acre. Prices and availability for these can be found on their website.<\/p>\n\n\n\n<p>There are also five homes currently listed for sale on the Greater Louisville Association of Realtors MLS. There&#8217;s so much to love about House #6, Bridgehampton, by Artisan Signature Homes. Lyons Architectural Builders. I really like the use of space that makes this 5,000 square foot home still feel quite comfortable.<\/p>\n\n\n\n<p>The split-level Ranch floor plan is in high demand with today&#8217;s buyers. What&#8217;s surprising is that 7 of the 9 Homearama homes were already sold by the start of the event. Some pull off the task with greater success than others. Here is a home that does so quite nicely.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Louisville Real Estate Trends in This Year&#8217;s Homearama<\/h2>\n\n\n\n<p>Part of my job each year is to identify the trends in new construction. Here&#8217;s what I found in 2017.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Hardwood Floors<\/h3>\n\n\n\n<p>Almost every home had engineered hardwood flooring with a wider-than-average plank and distressed style.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Wallpaper<\/h3>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"500\" height=\"500\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_wallpaper.jpg\" alt=\"Photo of wallpaper that looks like brick.\" class=\"wp-image-11618\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_wallpaper.jpg 500w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_wallpaper-300x300.jpg 300w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_wallpaper-150x150.jpg 150w\" sizes=\"auto, (max-width: 500px) 100vw, 500px\" \/><figcaption class=\"wp-element-caption\">Wallpaper like this works great in a boy&#8217;s room. From a distance, it also looks real. | Photo by Tre Pryor<\/figcaption><\/figure>\n\n\n\n<p>In years past, Homearama was the &#8220;excuse&#8221; for interior designers to go crazy and try all those things they&#8217;ve wanted to do&#8230; really push the envelope. This year I really didn&#8217;t see any extreme design, unless you count the wallpaper. Most of the Homearama homes used wallpaper and some were quite bold.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Large Showers<\/h3>\n\n\n\n<p>We had several enormous showers in this year&#8217;s event. The whole water polo team could fit in one of these master bathroom showers.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Shiplap Style<\/h3>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"508\" height=\"600\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_shiplap_ceiling.jpg\" alt=\"Photo of shiplap on the ceiling.\" class=\"wp-image-11615\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_shiplap_ceiling.jpg 508w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_shiplap_ceiling-254x300.jpg 254w\" sizes=\"auto, (max-width: 508px) 100vw, 508px\" \/><figcaption class=\"wp-element-caption\">There&#8217;s no place shiplap can&#8217;t go.<\/figcaption><\/figure>\n\n\n\n<p>Just like last year, shiplap made an encore performance. On walls, above the fireplace, and even on ceilings, shiplap looks to be a mainstay in design for the next few years.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Two-Story Great Rooms<\/h3>\n\n\n\n<p>Only one home went this route. Others opted for high (and higher) coffered ceilings with lots of trim work.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Closet Space<\/h3>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"368\" height=\"600\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_ripple_glass.jpg\" alt=\"Photo of bubble glass in a closet cabinet.\" class=\"wp-image-11614\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_ripple_glass.jpg 368w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2017\/07\/h_ripple_glass-184x300.jpg 184w\" sizes=\"auto, (max-width: 368px) 100vw, 368px\" \/><figcaption class=\"wp-element-caption\">Closets don&#8217;t have to be boring. Class &#8217;em up!<\/figcaption><\/figure>\n\n\n\n<p>Some master closets were the size of a bedroom. Even smaller bedrooms received a walk-in closet.
