Also, <a href=\"https:\/\/trepryor.com\/blog\/rent-buy-louisville-ky\/\" target=\"_blank\" data-type=\"URL\" data-id=\"https:\/\/trepryor.com\/blog\/rent-buy-louisville-ky\/\" rel=\"noreferrer noopener\">JLL&#8217;s stats<\/a>. Before the last election, most experts agreed that <a href=\"https:\/\/trepryor.com\/blog\/experts-smart-time-to-buy-a-home\/\" target=\"_blank\" data-type=\"URL\" data-id=\"https:\/\/trepryor.com\/blog\/experts-smart-time-to-buy-a-home\/\" rel=\"noreferrer noopener\">promoting home ownership was a priority<\/a>. Heck, I even talked about how there just <a aria-label=\"aren't very many houses for rent in Louisville (opens in a new tab)\" href=\"https:\/\/www.trepryor.com\/blog\/there-arent-any-rental-homes-in-louisville-kentucky\/\" target=\"_blank\" rel=\"noreferrer noopener\">aren&#8217;t very many houses for rent in Louisville<\/a>. One thing is certain, trying to decide between <strong>renting vs buying<\/strong> can be a challenging decision! <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"600\" height=\"400\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2019\/05\/apartmentsjpg.jpg\" alt=\"\" class=\"wp-image-14779\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2019\/05\/apartmentsjpg.jpg 600w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2019\/05\/apartmentsjpg-300x200.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><figcaption class=\"wp-element-caption\">Apartments in Louisville come in all shapes and sizes, old or new. But their rental rates are definitely rising quickly.<\/figcaption><\/figure>\n\n\n\n<!--more-->\n\n\n\n<p>So, I wasn&#8217;t <em>super<\/em> surprised to read the following subject in my morning email inbox:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>Louisville Sees Highest Y-o-Y Rent Increase and Holds Strong as Kentucky\u2019s Most Expensive Rental Market <\/p>\n<cite><a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/local-rent-reports\/kentucky-rent-report-april-2019\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"RENTCafe Blog (opens in a new tab)\">RENTCafe Blog<\/a><\/cite><\/blockquote>\n\n\n\n<p>The rental situation here in Louisville is even worse than I thought.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Renting vs Buying: Louisville Rents Are Rising Fast<\/h2>\n\n\n\n<p>Once I opened the email and clicked the link, I found that rental rates in Louisville are <em>definitely<\/em> rising. Louisville is the most expensive city in for renters in the state but I already knew that. Of course, the price of buying a home is rising as well. You will want to consider <em>all<\/em> the data before moving in one direction or the other. Here are the <strong>rent numbers<\/strong> on our most current month. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"706\" height=\"242\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2019\/05\/kentucky-rent-report.jpg\" alt=\"\" class=\"wp-image-14776\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2019\/05\/kentucky-rent-report.jpg 706w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2019\/05\/kentucky-rent-report-300x103.jpg 300w\" sizes=\"auto, (max-width: 706px) 100vw, 706px\" \/><\/figure>\n\n\n\n<p>Those increases are steep! Especially compared with other parts of the country. (Obviously, not New York City or San Francisco but you get the idea.) To be fair, home prices have risen by more than our regular 4% per year during 2017-2018. You always want to take a snapshot of any given moment and then compare apples to apples. <\/p>\n\n\n\n<p>Also, while homeowner&#8217;s insurance compares somewhat to <strong>renter&#8217;s insurance<\/strong> don&#8217;t forget to include costs for owning a home that renters don&#8217;t incur. If I haven&#8217;t mentioned this lately, it always pays to shop around for insurance. Especially, homeowners because most people rarely change it once they&#8217;re all signed up. There are important factors:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>How long you plan to stay in the home?<\/li>\n\n\n\n<li>What are the attributes of the home that you need?<\/li>\n\n\n\n<li>How many of these types of properties are currently available?<\/li>\n\n\n\n<li>What will the expected sales price be?<\/li>\n<\/ol>\n\n\n\n<p>Most of the time, buying a home will save you thousands of dollars. This is made by the home&#8217;s appreciation, the added money towards the principal, and a reduction in taxes.
