Going a step further, I wanted to see both Average Home\u00a0Sale Prices, as well as, Median Home Prices. Why not, right?<\/p>\n<p><!--more--><\/p>\n<p>I used the month of December for each year from 2007 through 2017. Nice round number and here&#8217;s what I discovered.<\/p>\n<figure id=\"attachment_1590\" aria-describedby=\"caption-attachment-1590\" style=\"width: 700px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.trepryor.com\/blog\/wp-content\/uploads\/2018\/01\/louisville_home_prices.gif\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-1590\" src=\"https:\/\/www.trepryor.com\/blog\/wp-content\/uploads\/2018\/01\/louisville_home_prices.gif\" alt=\"Louisville home prices chart from 2007 through 2017.\" width=\"700\" height=\"500\" \/><\/a><figcaption id=\"caption-attachment-1590\" class=\"wp-caption-text\">Prices here in Louisville merely dropped while in other parts of the US they crashed!<\/figcaption><\/figure>\n<p>Our numbers are far more modest compared to California, right? I can&#8217;t imagine paying half a million dollars for such a basic property. We have it much better here in Louisville.<\/p>\n<p>Let&#8217;s analyze this chart. While Louisville home prices did drop in 2008-2009, they bounced back and gained all of that back by 2010. A second, unexpected drop occurred in 2011. It wasn&#8217;t until 2014 that things really took off.<\/p>\n<p>In California, it took 10 years to barely recover the values lost during the housing recession. Here in Louisville, we went from a median home sale price of\u00a0<span data-sheets-value=\"{&quot;1&quot;:3,&quot;3&quot;:131000}\" data-sheets-userformat=\"{&quot;2&quot;:513,&quot;3&quot;:{&quot;1&quot;:4,&quot;2&quot;:&quot;\\&quot;$\\&quot;#,##0&quot;,&quot;3&quot;:1},&quot;12&quot;:0}\">$131,000 in 2007 all the way up to\u00a0$169,900<\/span>\u00a0a decade later. Wow! That&#8217;s a <strong>29.7% increase<\/strong>!<\/p>\n<p>When looking at Averages rather than Median sale prices, the numbers are still quite amazing. Going from\u00a0$168,138 to $213,340 gives us a return of\u00a0+26.9%.\u00a0 Most of this has occurred during the 4 years following 2013.<\/p>\n<h2>Going Forward<\/h2>\n<p>I&#8217;m not sure our market is done yet either. With housing inventory at all time lows, prices will continue to rise.<\/p>\n<p>Are you looking for some stellar investment returns? Look no further than Louisville real estate.
