These give consumers <em>more<\/em> information, which is always a good thing.&#8221;<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"570\" height=\"295\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2011\/01\/louisville_ky_home.jpg\" alt=\"Photo of a home in Louisville KY\" class=\"wp-image-8613\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2011\/01\/louisville_ky_home.jpg 570w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2011\/01\/louisville_ky_home-300x155.jpg 300w\" sizes=\"auto, (max-width: 570px) 100vw, 570px\" \/><figcaption class=\"wp-element-caption\">Online formulas such as Zillow Zestimates are bad in determining a property&#8217;s true value.<\/figcaption><\/figure>\n\n\n\n<!--more-->\n\n\n\n<p>Looking back, I was wrong. Giving consumers more <em>quality<\/em> information is a good thing, but misleading information does far more harm than good.<\/p>\n\n\n\n<p>Take <a href=\"http:\/\/www.zillow.com\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Zillow&#8217;s &#8220;Zestimates&#8221;<\/a> for instance. They use a statistical model that looks at all sorts of online data and produces a property value. Let&#8217;s put aside, for the moment, that <a href=\"http:\/\/www.ocregister.com\/articles\/real-247221-lawsuit-zillow.html\" target=\"_blank\" rel=\"noopener noreferrer\">their model appears to infringe on a patent held by First American<\/a>. Instead, let&#8217;s see the damage done to home buyers everywhere.<\/p>\n\n\n\n<p>Determining the value of a property is part art, part science. <a href=\"https:\/\/www.trepryor.com\/real-estate-glossary.html#appraiser\" target=\"_blank\" rel=\"noopener noreferrer\">Home Appraisers<\/a> are considered the most expert when it comes to accurately determining a property&#8217;s value. Next, come <strong>good Realtors<\/strong>. I say &#8220;good&#8221; because there are agents who don&#8217;t put much effort into their <a href=\"https:\/\/www.trepryor.com\/real-estate-glossary.html#cma\" target=\"_blank\" rel=\"noopener noreferrer\">Competitive Market Analysis (CMA)<\/a>, in which case they aren&#8217;t worth much at all. Next in line would be a <a href=\"https:\/\/www.trepryor.com\/real-estate-glossary.html#assessor\" target=\"_blank\" rel=\"noopener noreferrer\">tax assessor<\/a> who basically looks at previous sold prices and modifies the value based on geographic averages.<\/p>\n\n\n\n<p>Last in line would be statistical models like Zestimates. I&#8217;ve seen values so wildly off from a home&#8217;s true value that it was embarrassing. They can be high, they can be low and sometimes they can even be on target but that&#8217;s only because they were lucky.<\/p>\n\n\n\n<p>Is it OK if I ask you to do me a favor? You will? Great! When the time comes to sell your Louisville home, please don&#8217;t put any weight on an online guess as to its value, contact an appraiser or Realtor to help you. Otherwise, you&#8217;ll find yourself facing unrealistic expectations or worse\u2014 underpricing your home.<\/p>\n\n\n\n<p>Zillow Zestimates are bad.
