They&#8217;re not wrong. The number of homes sold so far this year is <strong>acres<\/strong> behind 2010 and likely to arrive at 2009 levels.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2011\/09\/young_couple_home.jpg\" alt=\"Photo of a couple in front of their home\" class=\"wp-image-8388\" style=\"width:426px;height:282px\" width=\"426\" height=\"282\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2011\/09\/young_couple_home.jpg 426w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2011\/09\/young_couple_home-300x199.jpg 300w\" sizes=\"auto, (max-width: 426px) 100vw, 426px\" \/><figcaption class=\"wp-element-caption\">Putting more money down in the purchase of their home is more than just a smart decision, people have learned that it also brings peace of mind.<\/figcaption><\/figure>\n\n\n\n<!--more-->\n\n\n\n<p>Because of this, I find the need to balance all the negativity with positive insights. I recently wrote that for Louisville renters, now is an amazing time to purchase their first home because of the historically low-interest rates. I&#8217;ve also highlighted the fact that Louisville&#8217;s home values have trounced the national average. I thought I had covered all the positive topics until I read an article today.<\/p>\n\n\n\n<p>Tara-Nicholle Nelson writes for <a href=\"http:\/\/www.inman.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Inman<\/a> which covers real estate on a national level. Her story, 5 bright spots in real estate recession, caught my eye and I thought that she would hit the same points I&#8217;ve been making here and on InsiderLouisville.com. Boy, was I wrong.<\/p>\n\n\n\n<p>In her thoughtful piece, Nelson identified some of the <em>less obvious<\/em> but likely <strong>more powerful<\/strong> results of our suffering housing market. I do recommend you read the entire article but here are her five points.<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>People now buy for the long term.<\/li>\n\n\n\n<li>Dysfunctional properties are being weeded out and creatively reused.<\/li>\n\n\n\n<li>American housing stock is getting an energy-efficient upgrade.<\/li>\n\n\n\n<li>People are making more responsible mortgage decisions, and building financial good habits in the process.<\/li>\n\n\n\n<li>Our feelings about debt and equity have been reformed. <\/li>\n<\/ol>\n\n\n\n<p>The negative financial effects of this recession are creating healthier mental outlooks, especially as it pertains to selecting and purchasing their next home.<\/p>\n\n\n\n<p>There was a time when the debt was considered evil. During the growth decades of the &#8217;80s and &#8217;90s, that concept was put on its ear. Now, people are realizing the Biblical proverb that the <a href=\"http:\/\/www.biblegateway.com\/passage\/?search=Proverbs+22%3A7&amp;version=NIV\" target=\"_blank\" rel=\"noopener noreferrer\">debtor is slave to the lender<\/a> is true! Almost 3,000,000 foreclosures in 2010 alone.<\/p>\n\n\n\n<p>Going forward, people are already buying smaller homes, contributing a larger down payment, and choosing smarter components.
