It’s been a while but it’s time to once again publish our most expensive areas in Louisville KY post. I write about the most expensive homes in Louisville Kentucky<\/a> far more often but this go around, we’re going to focus on the areas, or more specifically neighborhoods where these grand homes reside. Are you ready? Let’s jump right in!<\/p>\n\n\n\n

Methodology: Most Expensive Areas<\/h2>\n\n\n\n

To begin, let’s talk about how the calculations work. I’m looking at the actual data pulled from the Greater Louisville Association of Realtors<\/a> of which I’m a member. First, I pull all the sold properties from the most recent year, in this case 2022. We’re only looking at homes in Jefferson County. These are single-family homes and not condos, multi-family homes, or vacant land listings. <\/p>\n\n\n\n

Second, I pull homes that sold for $600,000 or more. In the previous versions of this post, I used $500,000 but with the recent inflation (in this case appreciation) I thought it was about time to increase our baseline. After all, we only want to look at the most expensive areas in Louisville KY which will obviously include only the best of the best. Then I export this data and start crunching the numbers.<\/p>\n\n\n\n

Third, I only include neighborhoods that had at least three sold homes. Please note<\/strong>: Smaller neighborhoods are at a big disadvantage with this methodology but we have to draw the line somewhere.<\/p>\n\n\n\n

A couple of caveats, sometimes an agent will mislabel the subdivision name. It happens, what can you do? Also, I include any “Estates” neighborhood with its sibling to make things simpler. For example, Glen Oaks Estates is joined in with Glen Oaks, or GlenOaks as some like to list it.<\/p>\n\n\n\n

Findings: Most Expensive Areas<\/h2>\n\n\n\n

With all of that completed, we’re left with 423 homes in 52 Louisville neighborhoods or areas. Here are the most expensive areas in Louisville KY:<\/p>\n\n\n\n
