(If you&#8217;re interested, I&#8217;ll link them at the bottom of this piece.) Somehow I missed writing last year&#8217;s article. Something must have interrupted my thinking *cough* *Covid* *cough*.  Well, I&#8217;m not going to let that disrupt me again! So without further ado, here&#8217;s the most current data you can find on Louisville real estate prices by area. <\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"525\" height=\"295\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2019\/05\/bln-photos-springhurst.jpg\" alt=\"Louisville Real Estate Prices by Area\" class=\"wp-image-1917\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2019\/05\/bln-photos-springhurst.jpg 525w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2019\/05\/bln-photos-springhurst-300x169.jpg 300w\" sizes=\"auto, (max-width: 525px) 100vw, 525px\" \/><figcaption class=\"wp-element-caption\">Springhurst continues to be a great value for its prime location.<\/figcaption><\/figure>\n\n\n\n<!--more-->\n\n\n\n<p>Let&#8217;s go!<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Louisville Real Estate Prices by Area<\/h2>\n\n\n\n<p>So a bit of the explanation first. What we&#8217;re doing is comparing the <strong>sold price per square foot<\/strong> for single-family homes, not <a href=\"https:\/\/www.investopedia.com\/terms\/c\/condominium.asp\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.investopedia.com\/terms\/c\/condominium.asp\" rel=\"noreferrer noopener\">condos<\/a>, to arrive at our metric. But these numbers alone don&#8217;t paint the whole picture.<\/p>\n\n\n\n<p>It&#8217;s logical to think that areas with higher prices are better areas, that is mostly true but <em>not<\/em> always. These data points should be just one part of your property analysis as you search for your <a href=\"https:\/\/trepryor.com\/blog\/best-luxury-home-neighborhoods-in-louisville\/\" target=\"_blank\" rel=\"noreferrer noopener\">dream home in Louisville, Kentucky<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">My Methodology<\/h2>\n\n\n\n<p>Here&#8217;s how I arrived at these numbers. We&#8217;re evaluating the same geographic areas each time. Only homes that have sold in the past 12 months make it into our calculations. (Click the map to enlarge.)<\/figcaption><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Sold Price Per Square Foot by Area<\/h2>\n\n\n\n<p>This time I&#8217;ve sorted the areas by which ones experienced the largest change. Sometimes demand is just <em>so<\/em> strong that it will always push the limits whether the product you&#8217;re buying warrants it or not.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Low End Rising <\/h2>\n\n\n\n<p>One trend we Realtors have understood for the past couple of years is that the <strong>greatest demand<\/strong> for buyers is in the low end of the market. This makes sense as more people can afford to buy a less expensive home than some can afford a mansion.<\/p>\n\n\n\n<p>So areas like <a href=\"https:\/\/trepryor.com\/blog\/pleasure-ridge-park-homes-report\/\" target=\"_blank\" data-type=\"URL\" data-id=\"https:\/\/trepryor.com\/blog\/pleasure-ridge-park-homes-report\/\" rel=\"noreferrer noopener\">PRP<\/a>, <a href=\"https:\/\/trepryor.com\/blog\/fairdale-homes-report\/\" target=\"_blank\" data-type=\"URL\" data-id=\"https:\/\/trepryor.com\/blog\/fairdale-homes-report\/\" rel=\"noreferrer noopener\">Fairdale<\/a>, <a href=\"https:\/\/trepryor.com\/blog\/okolona-homes-report\/\" target=\"_blank\" data-type=\"URL\" data-id=\"https:\/\/trepryor.com\/blog\/okolona-homes-report\/\" rel=\"noreferrer noopener\">Okolona<\/a>, and Shively with their lower home prices all experienced tremendous price growth. But if you notice that Newburg, also a low price point, didn&#8217;t see the same growth. You should mark this as a red flag.<\/p>\n\n\n\n<p>It&#8217;s also interesting to note that when you look at Louisville real estate prices by area, both <a href=\"https:\/\/trepryor.com\/louisville\/clifton.html\" target=\"_blank\" rel=\"noreferrer noopener\">Clifton<\/a> and <a href=\"https:\/\/trepryor.com\/louisville\/lyndon.html\" target=\"_blank\" rel=\"noreferrer noopener\">Lyndon<\/a>, moderately priced areas, received the smallest increases in our report. Still a bargain?<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Other Findings<\/h2>\n\n\n\n<p>When I look at this year&#8217;s results, here are some things that popped out.<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>When you see that the city as a whole increased by <strong>18.45%<\/strong> in just two years, that&#8217;s a big deal. It&#8217;s especially dramatic since Louisville typically experiences just a 4% annual appreciation. These past couple of years are <em>not<\/em> typical.<\/li>\n\n\n\n<li>It still appears that <a href=\"https:\/\/trepryor.com\/louisville\/lake-forest.html\" target=\"_blank\" rel=\"noreferrer noopener\">Lake Forest<\/a> continues to be a tremendous value for its location and level of finish. $175.15 is a very good number for what you get in return. Of course, Prospect ($181.67) is higher but Middletown ($183.84) is as well.<\/li>\n\n\n\n<li><a href=\"https:\/\/trepryor.com\/louisville\/norton-commons.html\" target=\"_blank\" rel=\"noreferrer noopener\">Norton Commons<\/a> continues to be the most expensive real estate in the city&#8230; and by a large margin. But their appreciation of the last two years is just 11.03% is more than 7% less than the city average of 18.45%. <\/li>\n\n\n\n<li><a href=\"https:\/\/trepryor.com\/louisville\/st-matthews.html\" target=\"_blank\" rel=\"noreferrer noopener\">St. Matthews<\/a> has a tremendous reputation, a central location, and tons of amenities. But if you move just a few minutes south to Hikes Point you can save 47.76\/sqft on average.<\/li>\n<\/ol>\n\n\n\n<p>I hope you enjoyed reading the 2021 version of <strong>Louisville Real Estate Prices by Area<\/strong>.
