I bet you do too!<\/p>\n\n\n\n<p>With our shared interest in mind, I&#8217;ve created the following chart to show how Louisville homes have performed in recent years during the housing recession.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"550\" height=\"367\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2013\/08\/louisville_yearly_appreciation.gif\" alt=\"Chart of Louisville Home Appreciation\/Deprecition from 1981 to 2013\" class=\"wp-image-7629\"\/><figcaption class=\"wp-element-caption\">This chart only shows Q1 performance for 2013 but hopefully, this gain will be extended through the year as we return to a more traditional 4%-5% annual appreciation here in Louisville.<\/figcaption><\/figure>\n\n\n\n<!--more-->\n\n\n\n<p>These numbers are derived from the <a href=\"http:\/\/www.fhfa.gov\/\" target=\"_blank\" rel=\"noopener noreferrer\">Federal Housing Finance Agency&#8217;s<\/a> NSA Index comparing 1-year changes.<\/p>\n\n\n\n<p>The exact values are as follows:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>2004<\/strong>: 4.56%<\/li>\n\n\n\n<li><strong>2005<\/strong>: 3.73%<\/li>\n\n\n\n<li><strong>2006<\/strong>: 2.71%<\/li>\n\n\n\n<li><strong>2007<\/strong>: 1.98%<\/li>\n\n\n\n<li><strong>2008<\/strong>: -0.56%<\/li>\n\n\n\n<li><strong>2009<\/strong>: -1.33%<\/li>\n\n\n\n<li><strong>2010<\/strong>: -0.06%<\/li>\n\n\n\n<li><strong>2011<\/strong>: -0.97%<\/li>\n\n\n\n<li><strong>2012<\/strong>: -0.11%<\/li>\n\n\n\n<li><strong>2013<\/strong>: 0.79%<\/li>\n<\/ul>\n\n\n\n<p>Contrary to what many think, or may have been applied to National numbers, Louisville homes began their value decline in 2005 when the annual appreciation dipped below 4% with 3.73%.<\/p>\n\n\n\n<p>This continued into 2008 when Louisville experienced our first <em>depreciation period<\/em> in <strong>27 years<\/strong>!<\/p>\n\n\n\n<p>Some mark the beginning of the housing recession as 2009 but these numbers paint a different picture.<\/p>\n\n\n\n<p>Putting on some optimism, I believe 2013 should return us a more common sight: one where our homes appreciate more than a meager percent or two.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Rather than publish a treatise on a topic.
