Here are some of the high points from a recently published NAR article.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">National: Existing Homes<\/h3>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td>&nbsp;<\/td><td><strong>2008<\/strong><\/td><td><strong>2009<\/strong><\/td><td><strong>2010*<\/strong><\/td><\/tr><tr><td><strong>Home Sales (millions)<\/strong><\/td><td>4,913<\/td><td>5,011<\/td><td>5,594<\/td><\/tr><tr><td><strong>Home Prices<\/strong><\/td><td>$198,100<\/td><td>$172,600<\/td><td>$178,800<\/td><\/tr><tr><td><strong>Change (in price)<\/strong><\/td><td>-9.5%<\/td><td>-12.9%<\/td><td>3.6%<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\">National: New Homes<\/h3>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td>&nbsp;<\/td><td><strong>2008<\/strong><\/td><td><strong>2009<\/strong><\/td><td><strong>2010*<\/strong><\/td><\/tr><tr><td><strong>Home Sales<\/strong><\/td><td>485,000<\/td><td>397,000<\/td><td>549,000<\/td><\/tr><tr><td><strong>Home Prices<\/strong><\/td><td>$232,100<\/td><td>$211,100<\/td><td>$219,000<\/td><\/tr><tr><td><strong>Change (in price)<\/strong><\/td><td>-6.4%<\/td><td>-9.0%<\/td><td>4.2%<\/td><\/tr><\/tbody><\/table><figcaption class=\"wp-element-caption\">Projected<\/figcaption><\/figure>\n\n\n\n<p>These national numbers are interesting but don&#8217;t translate well for Louisville real estate. Let&#8217;s look at data from the Louisville MLS.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Louisville Kentucky: All Homes<\/h3>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td>&nbsp;<\/td><td><strong>2008<\/strong><\/td><td><strong>2009<\/strong><\/td><\/tr><tr><td><strong>Total Home Sales<\/strong><\/td><td>11,369<\/td><td>11,651<\/td><\/tr><tr><td><strong>Average Price<\/strong><\/td><td>$165,746<\/td><td>$158,337<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>So from 2008 to 2009, the total of all home sales <strong>went up 2.5%<\/strong>, while <strong>prices dropped 4.5%<\/strong>.<\/p>\n\n\n\n<p>If we use National projections for 2010, which I don&#8217;t necessarily recommend but it&#8217;s a fun exercise, then Louisville should have approximately 13,002 sales and average prices would rise to $164,037 for our market.<\/p>\n\n\n\n<p>There you have the future of Louisville real estate but check back next January to see how close we were.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>At the turn of every year, we like to look back and reflect on the years past.
