I&#8217;m looking at the numbers and it appears that this is the case.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"394\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2015\/12\/norton_commons_new_construc.jpg\" alt=\"Photo of a Louisville new construction home in Norton Commons\" class=\"wp-image-9981\" srcset=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2015\/12\/norton_commons_new_construc.jpg 700w, https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2015\/12\/norton_commons_new_construc-300x169.jpg 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><figcaption class=\"wp-element-caption\">Since its launch, <a href=\"http:\/\/trepryor.com\/louisville\/norton-commons.html\" target=\"_blank\" rel=\"noopener noreferrer\">Norton Commons<\/a> has led our city with the highest price per square foot for Louisville new construction.<\/figcaption><\/figure>\n\n\n\n<!--more-->\n\n\n\n<p>What is happening here in Louisville, <em>isn&#8217;t unique<\/em> though as new construction prices are up <strong>all across the country<\/strong>. The ingredients needed to build these new homes have risen steadily for the past decade, even while wages have remained fairly stagnant.<\/p>\n\n\n\n<p>I decided to dig into the <a href=\"http:\/\/louisvillerealtors.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Greater Louisville Association of Realtors<\/a> (GLAR) database and see what I could find.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Louisville New Construction Prices on the Rise<\/h2>\n\n\n\n<p>Before the housing recession, there would be more than 1,000 new construction homes sold via our MLS <em>each<\/em> year. We&#8217;re not including condos in this number, just single-family homes. For 2007, that number was 1,439. Wow. Just one year later than number <strong>drops 59%<\/strong>!<\/p>\n\n\n\n<p>At the same time, there&#8217;s no law that says a builder must list their home on the MLS. Therefore, the <em>actual<\/em> number of new construction homes sold is higher, <strong>potentially much higher<\/strong>. We can only run with the available data.<\/p>\n\n\n\n<p>Let&#8217;s take a look at the stats!<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td>&nbsp;<\/td><td><strong>Number Sold<\/strong><\/td><td><strong>Avg. Consumers are buying basically the same-sized home. But the price to build this\u00a0home has gone up about<strong> 20 grand<\/strong>. To be honest, I expected to see an even greater\u00a0difference.<\/p>\n\n\n\n<p>During the housing recession, builders were putting fewer and fewer &#8220;bells and whistles&#8221; into their homes as homeowners wanted <strong>as much space as possible for the least money<\/strong>.<\/p>\n\n\n\n<p>Once we turned the corner, the nicer finishes became less of a wish list items and more of a &#8220;must have&#8221; items.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"550\" height=\"367\" src=\"https:\/\/trepryor.com\/blog\/wp-content\/uploads\/2015\/12\/louisville_new_construction.gif\" alt=\"Chart of Louisville New Construction Sale Prices and Sold Price Per SqFt\" class=\"wp-image-9979\"\/><figcaption class=\"wp-element-caption\">This chart of Louisville home sales is only for new construction single family homes. As you can see, new construction prices continue to move higher since the housing recession.<\/figcaption><\/figure>\n\n\n\n<p>We expect these numbers to increase.<\/p>\n\n\n\n<p>Wages are only expected to account for a 3% increase but raw materials have been soaring. Concrete, in particular, has increased in cost dramatically since April.<\/p>\n\n\n\n<p>What I tell my clients is that buying a Louisville new construction home is like paying <em>retail<\/em>. You&#8217;ll never get a deal and depending on where you&#8217;d like to be, you can pay a premium. But what you get is <strong>brand new<\/strong> and <em>exactly want you to want<\/em>.<\/p>\n\n\n\n<p>Next time you look at a home for sale, take special note of its above grade price per square foot. Then come back to this article\u00a0and see how it compares to our current\u00a0$135.56 per square foot.<\/p>\n\n\n\n<p>Of course, larger lots, high-end appliances, and luxury finishes greatly increase this number. <strong>But I&#8217;m sure you already knew that.<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>We hear it all the time.
