It’s time to sell and you want to sell your home fast, right? After the costs of moving into a new place, the budget for selling the old home might not be as much as you’d initially planned. Not to worry. Here are five easy tips to help make your home more attractive to buyers. And they won’t cost you an arm and a leg.
Sell Your Home Fast: Clean!
This might sound common sense, but you would be surprised at the number of people who don’t clean their homes before trying to buy. This is a little more involved than simply running your vacuum over the carpet. You want to get into every nook and cranny and ensure it is spotless. The appeal of buying a new home is that it looks new. You don’t want food grease and finger splotches from the previous homeowners around.
Paint with Neutral Colors
Your daughter’s pink walls and the hand-painted trim in the bathroom have to go. You want your buyers to be able to picture-making their own mark in the house. Scrub off the marks on the wall where you documented how tall your kids were growing. While it might be nostalgic and important to you, your buyers won’t want to see that. They want new memories. They don’t want to feel as if they are taking over someone else’s living space. This leads to our next tip.
Avoid the Personalization
It’s understandable to have finger paintings hung on the walls with care next to your family portraits. You might want to take them down and cover the nail holes. Again, potential buyers want to imagine themselves living there. It’s difficult to do with another family staring at them from above the mantle.
Optimize the Landscape
The outside of your house is the first thing people see. You want your lawn to look well-manicured and easy to maintain. Fill in the rose bushes, and pluck out the weeds. While you’re out there gardening, it might be a good idea to give the outside of the windows a good clean too. If you have a power washer, consider going all out and getting the outside of your house back to its pristine glory.
Listen to Your Realtor
Realtors do this for a living. You’re paying them to sell your home fast. It would behoove you to listen to their advice.
If you’re thinking about buying a vacation home, you’d listen to your Realtor’s advice on the best areas to consider, prices, and negotiating the contract, right? So, if they say you need to bake cookies for the upcoming open house, whip out your grandma’s secret recipe and get to baking! Be willing to part with that recipe too if it means you’ll get a high bid.
Seriously though, your Realtor will not steer you wrong when it comes to prioritizing what needs to be done around the house in order to sell quickly.
While this is by no means a comprehensive list, these tips will help sell your home fast compared to those that don’t follow these steps. If you can get away with cleaning the carpet instead of replacing it, do it!
