Welcome to our annual parade through the grandest, most extravagant homes in the city. It’s actually one of my favorite articles of the year! Who doesn’t like looking at nice things? What began in 2013 has continued to this day. If interested, here are a few of the previous installations: 2016, 2017, and 2018.
Enough with the chit-chat, let’s dive into the most expensive homes in Louisville Kentucky this year!
Picking the Homes
So how do we get there from here?
First, we grab all the million-dollar (or more!) homes that have sold so far in 2019. Yes, just the creme of the crop. Second, we’re only looking at properties in the Greater Louisville area but we also include Oldham, Shelby, Spencer, and Bullitt counties. But we won’t be using any homes sold farther out in the state.
Most Expensive Homes in Louisville
This year there were 69 of the most expensive Homes in Louisville! For the sake of comparison, check this out.
Year | # Sold |
2016 | 35 |
2017 | 59 |
2018 | 60 |
2019 | 69 |
Interesting to see how that number just keeps going up. Now, let’s check out some more stats on these incredible homes.
2017 | 2018 | 2019 | |
Average List Price | $1,411,014 | $1,701,070 | $1,497,543 |
Average Sold Price | $1,316,931 | $1,609,606 | $1,423,256 |
Average Above Grade SqFt | 4,444 | 4,852 | 4,857 |
Sold Price Per Above Grade Finished SqFt | $296.34 | $331.76 | $293.03 |
Avg. Cumulative Days on Market | 134 | 182 | 120 |
While the home sizes of these expensive homes stayed about the same, the price that people paid for them dropped from last year. And, they sold even faster this year. That likely accounts for the increase in the total number of million-dollar homes that exchanged hands in 2019.
Top 5 Most Expensive Homes in Louisville Kentucky
Now, the fun part. Let’s count down the very most expensive properties! Starting with…
#5 – 33 Mockingbird Valley Drive
This Cape Cod-style home, built in 1970, has a surprisingly elegant interior. It also boasts some beautiful outdoor spaces. Just minutes from Louisville Country Club and maybe 15 to gain entrance to downtown Louisville, the location is highly desirable in Mockingbird Valley. This home is much larger than it looks at 4,299 finished square footage above grade. It sold in May for $2 million to some lucky homeowner. [Listing photos]
#4 – 3608 River Ridge Cove
The number four most expensive home sold thus far in 2019 was sold in July for $2.2 million. River Glen is a neighborhood in Prospect off Rose Island Road. Some of its lots, like this one, borders the Ohio River. Yet, every home in this neighborhood is a marvel. This traditional farmhouse built in 2001 sits on almost 5 acres and has views for days. It contains all of today’s modern conveniences in a stylish package that will never grow old. [Listing photos]
#3 – 5411 Orchard Ridge Lane
I chose this photo rather than a front elevation to show off the incredible views of this property. Just minutes from River Road off Lime Kiln Lane in Glenview you can see for miles up here. The home itself is nearly 6,000 square feet of elegant luxury, as you would expect in Glenview. Just as you’d expect from an estate home built in the 1950s. But the real charm is the outdoor space with pool, pool house, and the elevated views of the surroundings. This property sold in March for $2.425 million. [Listing photos]
#2 – 5807 Harrod’s Glen Drive
Today’s Louisville luxury homes are built largely around the Wolf Pen Branch Road corridor in Prospect. And no neighborhood shines brighter than Harrod’s Glen. (If interested, check out Top 10 Upscale Neighborhoods in Louisville Kentucky where Harrod’s Glen ranked #1.) One million dollars is the starting point for homes in this neighborhood. The home pictured here sold for $2.45 million in May. Just two years old, with nearly 7,000 sq. ft. finished above grade this striking home was also sold with the neighboring lot for extra privacy. Built by W. Damon Garrett, there’s a lot to love. Make sure to check out all the photos via the following link. [Listing photos]
#1 – 9936 Shelbyville Road
Here we are! Numero uno, the top, number one on the list of the most expensive homes in Louisville Kentucky. And quite the home it is. Can you even call it a home? It’s more an expansive estate with multiple structures. Incredible! Located just across the line in Shelby County, this property includes almost 88 acres of land with lakes, horse pastures, scenic views, and a colossal home as well. To be fair, for $5.7 million, you should get a premiere place to call home. There are very few properties like this one in the entire state so take your time. Check out all the photos. Then give me a call when you’re ready to buy your dream home! [Listing photos]
