Most Expensive Homes in Louisville: 2017 Edition

It’s time to check in and see how the other half lives. This article is our yearly piece to see the most expensive homes in Louisville that have sold so far in 2017. We’ll also see how this year compared to the previous couple of years. Let’s do this!

Up Front Methodology

Here’s how it works. I run through our Greater Louisville Association of Realtors database and select all the properties that sold for $1,000,000 or more since January 1, 2017. Of course, this will include properties outside of Metro Louisville because our MLS covers far more land. This year I only had to remove one incorrectly labeled listing.

So, just how many million-dollar homes did sell this year? That answer is a whopping 59! That’s amazing. If you’re curious about last year, head over can check out Most Expensive Louisville Homes in 2016.

It’s really been a big year here in Louisville and not just at the lower end of the market.

For the 59 most expensive homes in Louisville, here’s how the stats breakdown.

Most data points dropped in 2017 with the exception of sold price per square foot. This is a number that continues to rise across the city for pretty much all homes, but especially new construction.

Louisville’s nicest homes also sold faster than ever before. Typically this is not the case but with lower housing inventory, homes will sell much fast.

Largest Land Parcel

The most expensive piece of land sold in Louisville this year is 5802 River Road which sold for $2.5 million in May. This 38-acre piece of land was previously part of a larger plot of land, that just happened to come with a 10,000 square foot mansion overlooking the Ohio River.  This home with its 10 acres is now currently on the market for $4.5 million.

And now, the main event. Let’s count down the five most expensive homes sold in Louisville, Kentucky so far in 2017. Drumroll, please…

#5 – 3611 Glenview Avenue

This English Cottage style home rests on 3 acres in prestigious Glenview.

This home is larger than it looks, boasting more than 6,000 finished square feet above grade. Local esteemed architect, Tim Winters, did the renovation on this classic home originally built in 1934. Surrounded by other luxury homes in Glenview, it’s not a huge surprise that it sold for $1.9 million in May.

#4 – 5716 Harrods Glen Drive

Just four years old, this charming home in Harrod’s Glen is certainly impressive.

Herrod’s Glen is the (relatively) new home to some of Louisville’s most luxurious properties. Other than a single distressed home, every home in this neighborhood has sold for well over $1 million. The home above sold for $2,039,500 in February.

#3 – 214 Mockingbird Gardens Drive

This one-time home of Rick Pitino boasts a double lot and a scenic backyard, complete with a pool and pool house.

Mockingbird Gardens is a high-end neighborhood still very close to Downtown, expressways, and amenities. This traditionally styled home has almost 10,000 finished square feet and a number of upgraded features throughout. Its most recent sale came in June when it sold for $2.1 million.

#2 – 9811 Covered Bridge Road

This grand mansion rests on almost 10 acres in Oldham County.

Some grand homes greatly value their privacy, improved even more so with beautiful scenery. The second most expensive home sold this year can be found on Covered Bridge Road, and it certainly does this extremely well. Just shy of 10 acres, this large home has 8,307 sq. ft. of finely finished space. It sold for $2.15 million in September after being on the market for 636 days.

#1 – 411 Paddock Lane

Owning this home means you get beautiful nature as far as your eye can see.

Cabin Chase Farm is located just north of Simpsonville. This property includes 154 acres in the heart of the horse country. The cabin was originally built in the early 1800s, then was improved greatly in 1990 and now includes 5 bedrooms, 5 full baths, and 6,581 finished square feet. While listed at $3.2 million, this property exchanged hands in January for the tidy sum of $2.5 million, making it the most expensive home sold in Louisville so far in 2017.
