It’s important to note a few things.

  1. The sample size varies greatly by the MLS area. Area 0 is quite small and may only have a handful of properties sold in a given month. Area 7 is Louisville’s largest MLS area. Look at each chart’s scale to get a better feel for the area’s size.
  2. The 1-year trend-line gauges where home values are going. This is superior to simply looking at the monthly totals. We average the previous 12 months of the average sale prices to arrive at this value.
